Clearance, clear-out or junk removal – what is the difference?
The words are often used interchangeably, but they describe different jobs and cost different amounts. Here is the difference and how to choose right from the start.
Short answer: clearance (tömning) means an entire space is emptied of all its contents. Clear-out (röjning) means decluttering and creating order, often without emptying completely. Junk removal (bortforsling) is the transport itself – collecting selected items, without sorting the whole home.
The words are often used interchangeably in everyday speech, but they describe different jobs and are priced differently. Choosing the right service from the start makes the quote more accurate and means you do not pay for more than you need. Below we go through the differences and when to choose what.
Clearance
What does clearance mean?
Clearance means a space is emptied completely – the home, storage unit or premises should be empty when we finish. The work covers going through all the contents, sorting into keep, donate, sell or recycle, removal, transport and waste handling. It often ends with move-out cleaning.
This is the service you need when a home is being sold, a rented flat handed back, an estate wound up or premises returned to a landlord. It is also the most comprehensive – and therefore the most expensive per job, but the cheapest per cubic metre.

Clear-out
What does a clear-out mean?
A clear-out is about decluttering and creating order – not necessarily emptying completely. You remove what is in the way, junk that has built up, broken furniture and things no longer used, but the space continues to be used afterwards.
Typical situations: an office being freshened up without the business moving, a property where shared spaces have collected junk over the years, a basement corridor that must be kept clear for fire safety, or a house being renovated but not fully emptied.
A clear-out usually takes less time than a full clearance, but needs more decisions on site – someone has to judge what goes and what stays. See our services for office clearance and property clearance.
Junk removal
What does junk removal mean?
Junk removal is the transport away. You already know what needs to go, it is usually standing ready, and you need someone to collect it and handle it correctly.
Classic examples: a sofa and a bed after a furniture swap, white goods that have been replaced, construction waste after a renovation, or bulk waste from a housing association. No walk-through of the contents is needed – we load, drive and sort for recycling.

Which service should I choose?
Ask yourself three questions: Should the space be completely empty afterwards? Then it is a clearance. Will it keep being used, but needs decluttering? Then it is a clear-out. Do you already know what has to go and just need it collected? Then it is junk removal.

How does the price differ?
Junk removal is cheapest since it only covers collection, transport and recycling. A clear-out costs more because it includes assessment and sorting on site. Clearance is the most comprehensive – the whole space, all the sorting, transport and often cleaning – but works out cheapest per cubic metre, because everything is done in one go.
