Clearing a house in Gothenburg normally takes one to three days. A townhouse usually costs between SEK 3,000 and 12,000 depending on size, and a villa clearance is typically SEK 10,000–15,000. The price is fixed after a free inspection, so you know exactly what you will pay before the work starts.
Clearing a house differs from clearing a flat in several ways. It is rarely just the living-room furniture: there is a garage, an attic, a basement, storage, outbuildings and a garden. In a house someone has lived in for decades there may be things nobody has looked at since the 1990s. This guide walks through how a villa clearance works from start to finish, what it costs and what to think about before we arrive.

What does it cost to clear a house in Gothenburg?
The price of clearing a house is driven by four things: the volume of contents (measured in cubic metres), the access (can the truck park close, are there stairs, is the attic hard to reach), the scope (should the garage and garden be included) and whether move-out cleaning is part of the job.
Our guide prices: small townhouse SEK 3,000–5,000, medium townhouse SEK 5,000–8,000, large townhouse SEK 8,000–12,000 and villa clearance SEK 10,000–15,000. Larger properties often include secondary spaces such as a garage and attic, and the price is adjusted to the total volume. What drives the price is rarely the square metres – it is the amount of items and how difficult they are to get out.

Time
How long does it take to clear a house?
Most house clearances in the Gothenburg area are finished in one to three working days. A normal-sized townhouse is often done in a day with a team of two to three people. A larger villa with a garage, attic, basement and outbuildings usually takes two to three days.
What extends the work is usually not the volume itself but the sorting: if you want us to go through every box and set aside documents, photographs and valuables, it takes longer than clearing the house outright. That is entirely your choice, and we give you a time estimate together with the quote.
Process
Step by step: how a house clearance works
1. Free inspection. We come out, walk through the house room by room with you and note volume, access and any difficulties – such as a steep attic staircase or a garage full of building materials.
2. Fixed quote. You get a written price with no hidden fees, together with proposed dates. You decide if and when we start.
3. Marking what is kept. Before the clearance day you mark what should be kept – ideally gathered in one room or with clear labels. We never touch anything that is marked.
4. Walk-through and sorting. On site we sort into categories: keep, donate, sell, recycle and waste. Documents, jewellery and photographs are set aside separately and handed to you.
5. Removal and transport. We carry everything out and load it into our own vehicles. Where needed we arrange parking permits or book a loading bay.
6. Recycling and waste handling. Everything goes to the right facility – electronics, hazardous waste, metal, wood and combustibles are handled separately.
7. Cleaning and handover. If you wish, we finish with move-out cleaning so the house is ready for viewings or handover.

Room by room – what people forget
Experience says the living room is rarely the problem. These are the spaces that tend to surprise people:
- The attic – often full of old furniture, seasonal and Christmas items, insulation and building leftovers. Sometimes needs extra staff because of the stairs and headroom.
- The basement – workshop, paint tins, tyres, preserves and damp-damaged furniture. This is usually where the hazardous waste is.
- The garage – car parts, oils, tools, bicycles, building materials and garden machinery.
- Outbuildings and sheds – woodshed, greenhouse, tool shed. Almost always forgotten in the first assessment.
- The garden – old garden furniture, pots, fencing, compost heaps and garden waste.
- White goods – fridge, freezer, washing machine and cooker must be handled as electrical waste and cannot go out as ordinary rubbish.

What happens to the contents of the house?
Nothing is dumped illegally and nothing is thrown away without your approval. We work in this order: what you want to keep is set aside, whatever is whole and usable we try to donate, anything with a resale value can be appraised and sold, and the rest is sorted for recycling or handled as waste according to the rules.

Estates
Clearing a house that is part of an estate
If the house is part of an estate (dödsbo), a few extra steps apply. As a rule the estate inventory (bouppteckning) should be complete before the contents are distributed and the house is cleared, since it establishes the assets. The distribution of the estate (arvskifte) follows, where the heirs agree who gets what – and only then is it clear what needs to go.
We work more slowly and carefully in an estate. Photographs, letters, documents and jewellery are set aside and documented, and you set the pace. Many families prefer not to be present during the work, and that is perfectly fine – keys and clear instructions are enough. Selling
Clearing a house before a sale
If the house is going to be sold, the clearance is often the one thing standing between you and the first viewing. An empty, cleaned house photographs better, feels larger and makes it easier for buyers to picture themselves living there. Estate agents almost always recommend the contents are out before photography.
