What affects the price

What pushes the price up or down?

Four factors decide where in the range your price lands:

  • Volume. The amount of contents matters more than square metres – a sparsely furnished villa can cost less than a packed two-room flat.
  • Access. Floor, lift, distance to the truck and any narrow stairwells or attic ladders affect the time needed and therefore the price.
  • Scope. Should the garage, attic, basement and garden be included, or just the main living areas?
  • Move-out cleaning. If the home should be left cleaned and ready for viewing, that is added as a separate, clearly stated price.

RUT deduction

Does the RUT deduction apply to estates?

The Swedish RUT deduction can in some cases apply to move-out cleaning as part of an estate clearance, but the rules for estates are special and limited – as a rule the deduction only applies in the year of death, and it is the estate rather than an individual heir that applies.

We always show the price both with and without the deduction in the quote, but for the formal side and your specific situation we refer you to the Swedish Tax Agency.

How to lower the cost – valuation and resale

An estate often contains items with a resale value: antiques, design furniture, art, tools, collectables or newer white goods and electronics. Before the clearance we set such items aside and you choose whether they should be sold, valued separately or kept.

If the contents have a larger combined value it can be offset against the cost of the clearance, which in practice lowers the final price. It costs nothing to ask – just mention if you suspect there are valuable items when you request a quote, and we will pay extra attention to it at the inspection. As a rule the estate inventory (bouppteckning) should be complete before the contents are distributed and the home is cleared, since it establishes the assets. We can still come for a free inspection beforehand, so you have a price basis to plan with.
